This very spacious villa is situated high on a hill just outside a small village and offers a combination of a quiet location with great views, with both close proximity to a small village with bar/restaurant/grocery store as well as a central position which offers great opportunities to get around in Tuscany, visiting places like Lucca, Pisa, Cinque Terre, San Gimignano or Florence.
The villa is located among the hills between Lucca and the Versilia coast and is surrounded by a park-like garden of approximately 60,000 m2. Here, about 170 mt from the villa, there is a beautiful swimming pool with a different, irregular design and a Jacuzzi part The pool measures 10×4 mt with a depth of 1,50 mt. It is located on a natural terrace with sun loungers all around. Children in or around the pool must be under adult superivision at all times.
From the house it is not far to the child-friendly beaches in the seaside resorts like Viareggio, Lido di Camaiore or the more fashionable Forte dei Marmi, where it is possible to experience the Italian beach culture. In these resorts most beaches are private where you rent your sunbeds and umbrellas. Here you can also find facilities and services like toilets, showers and often really good restaurants where you can have lunch or dinner or just enjoy an Aperitivo with your toes in the sand.
Both in front and along the side of the villa there is a large, lovely, stone-paved terrace where you can sit and enjoy the stunning view of the Tuscan countryside with olive groves and cypresses and the lake Lago di Massaciuccoli in the background or just watching the sunset in the sea while sipping a glass of local wine.
On the terrace there are outdoor furniture perfect for fresco meals together under a large umbrella. Barbecue and pizza oven available.
The house is newly restored with a rustic and homely decor. It is on four levels and consists of:
Entrance from the terrace to a large room which is divided into both living room with fireplace, satellite TV and bar as well as a dining room with long table. A well-equipped kitchen that opens up to the dining room The kitchen is brand new and well planned with plenty of space and possibility for a larger group to cook together.There are seven gas plates, two ovens, dishwasher, American coffee maker, kettle, toaster, micro and juicer.
Along two stairs you come down to a room where there is a sink, and another dishwasher, a large fridge, freezer, washing machine and dryer. There is also a toilet.
From the living room there are stairs leading down to the basement floor which consists of a large room with billiards and football game, a large TV and comfortable sofas and a double sofa bed.
On the first floor, with wooden floors and exposed wooden beams in the ceilings, there is a sleeping area which is divided into 5 spacious bedrooms.
A double room en-suite bathroom with shower, another double room with TV and en-suite bathroom with shower, one double room with en-suite bathroom divided into two compartments.(This bedroom can be opened up to the previously mentioned bedroom in case of need. For example if you have children).
On the same floor but a bit apart there is a smaller double room with sloping ceilings, TV and private bathroom with shower, another bedroom with double bed and private bathroom with shower.
On the second floor with charming sloping ceilings there is a second sleeping area with two bedrooms.
A large bedroom with double bed and a double sofa bed, a bathroom with shower, a twin bedroom (without air conditioning).
Furthermore, with its own entrance and not connected internally with the villa, there is a small additional building with a double room and a bathroom with shower.
The villa has been recently restored and it’s owned by an Australian family who have fallen in love with the view and the central location.
Facilities: Air conditioning, heating, internet wifi, cot and high chair, ironing equipment, pool towels included.
The caretaker lives in a small apartment on the first floor of the additional building with its own entrance. He does not disturb guests’ privacy but ensures that the house, garden and pool are kept in perfect condition.
